Is Buying a home "sight unseen" crazy??
I recently listed a home for sale, and within 48 hours had multiple offers. One of the best offers happened to come from buyers in a different state, who had never physically seen the home! At first, I was a bit baffled that someone would have the courage do so something like this, and I even questioned if it was an internet scam! The offer was quite clean, near asking, NO inspections, and a solid earnest money deposit. My sellers proceeded to accept the offer, and we moved forward. This actually turned out to be one of the smoothest transactions ever!
I met the new Buyers on the day of closing for the walk through, and I must admit I was a bit nervous - what if their expectations were not met? What if they decided at the 11th hour to back out of the deal and my Sellers have already moved to a different state?
They loved the home! And, they also admited it was a leap of faith, but the accurate and beautiful pictures helped tremendously.
I spoke with a few other Realtors, and Closing Attorneys, and it seems that his is actually becoming more and more common. People purchase items online all the time, clothing - shoes - furniture - and the "see - feel - touch" seems to be not as necessary as we all once thought.
So - this is my advice on the subject if you are considering this strategy: Make SURE your Realtor previews the home for you! It wouldn't hurt to ask any co-workers or friends in the area to also view it, and I would always recommend a home inspection. A video walkthrough or Facetime Chat would also be a super idea!
